7s Hotel, Rome

Seven stars hotel under construction. We are looking for a management company. 

Business plan will be written together with the management company. 

Originally there was a project for a 4 stars hotel outside the capital city. The Hotel was authorized and works started but then, because of the beauty of the valley, the real estate group decided to change project and design a 7 stars hotel, the first of this type in Italy. There are already financing partners and we are looking for a management group.

The initiative is on a first stage and most of the project and financial plan will be settle when the governance and the management would be clear. The project is not complete and we were called to work on the architectural team. These are the main information.

The area covered by the new hotel complex is situated in the village of Monte Porzio Catone, 600 mt from motorway Rome-Naples and 50 minutes form the center of Rome. The area is 33.000 sq. meters, which forms a natural amphitheater with breathtaking panoramic view on Rome. Moreover there is an area of 3.000 sq. meters for an helipad. It's possible to built 26.000 cubic meters with possibility of extension, if necessary, of other. 

The "7s Theater Hotel" is going to have:

• Hall shopping arcade (about 3000 square meters)
• 120 rooms from 35-40 square meters
• 30 suites of 60 square meters
• 20 super-suites of 80/100 square meters
• Wellness center, spa, sauna, turkish bath, 1500 sqm massage area
• Turning restaurant
• a La Carte typical Roman Restaurant
• Conference room, meetings etc.
• Swimming pool, tennis court, mini golf, green facilities, parking
• amphitheater 2000/3000 seats, convertible on stage for great events, operas, concerts, parades, meetings, with removable cover
• underground parking
• gym
• casino (local politicians seems interested on this item). It would be the first casino in Rome. In Italy the other casino are located only in Venice and in frontier land, near Switzerland and France.
• Horse- riding
• Fine wine room with an entrance in the tufo cave

During the design phase, with investors and the management company, it will be possible to discuss about the kind of facilities and rooms sizes. A Vice President of a great hotel chain said "The neo-

classic architecture looks amazing. The design and structure look like a real luxury development".

STRENGHTS

Rome may host the Olympiad of 2020 and the new Italian circuit of Formula 1, instead of the actual in Milan (Monza). Near Ostia (Rome sea port) is under construction a new yacht dock, whose users will reach the new hotel by helicopter. This is the first 7 stars hotel in Italy and italian politicians can't wait to have this kind of structure in the capital city.
